This Refund & Cancellation Policy governs all online registrations, booking requests, and payments made through the official website of Adhiraj Kunj Enclave. By submitting a registration or making a payment through this Website, you agree to the terms outlined below.
1. Registration & Booking
Adhiraj Kunj follows an online registration process for residential plots.
Submission of the registration form and payment of the registration fee shall be treated as an application for registration only and shall not constitute confirmation of plot allotment, ownership, or any legal right over a specific plot.
All registrations remain subject to verification of documents, payment confirmation, availability of inventory, eligibility (where applicable), and approval by the Developer.
2. Refund in Case of Non-Allotment
If an applicant is not allotted a residential plot due to non-availability, cancellation of the project by the Developer, or any other reason attributable solely to the Developer, the registration amount paid by the applicant shall be refunded in accordance with the applicable booking terms.
Refunds, where approved, shall be processed within 90 to 120 working days from the completion of the allotment process or approval of the refund request, whichever is later.
3. Cancellation by the Applicant
Applicants who wish to cancel their registration or booking must submit a written cancellation request through the Developer’s official communication channels.
If the cancellation request is made before allotment, the refund eligibility shall be determined in accordance with the applicable registration policy.
If the cancellation is requested after allotment, the refund shall be governed by the Booking Application Form, Allotment Letter, Agreement for Sale, and any other executed contractual documents.
Any applicable deductions, administrative charges, or cancellation charges shall be applied as per the terms accepted by the applicant.
4. Cancellation by the Developer
In the event that the Developer is unable to proceed with the allotment due to reasons solely attributable to the Developer, the applicant shall be entitled to receive the refund of the amount refundable under the applicable booking documents and prevailing laws.
5. Payment Gateway
All online payments made through this Website are securely processed using Razorpay.
In the event of a failed transaction where the payment amount has been debited from the applicant’s account but the registration is not successfully completed, the applicant should first verify the transaction status with their respective bank or Razorpay.
Any successful but duplicate payments shall be reviewed by the Developer and, where applicable, the excess amount shall be refunded after verification.
6. Mode of Refund
Approved refunds shall be processed through the original payment method used during the transaction via Razorpay or directly to the applicant’s verified bank account, as determined by the Developer.
The applicant may be required to submit supporting documents, bank account details, identity proof, or any other information necessary to process the refund.
7. Processing Time
Once a refund request has been approved and verified, the refund shall normally be initiated within 90 to 120 working days.
The actual credit of the refunded amount may vary depending upon the banking system, payment gateway processing timelines, and the applicant’s financial institution.
8. Force Majeure
Refund processing timelines may be extended due to circumstances beyond the reasonable control of the Developer, including but not limited to natural disasters, floods, earthquakes, pandemics, governmental restrictions, court orders, banking system failures, payment gateway disruptions, labour shortages, civil disturbances, war, or any other force majeure event.
9. Non-Refundable Charges
Unless expressly stated otherwise in the applicable booking documents or required by applicable law, any government taxes, stamp duty, registration charges, documentation charges, statutory fees, or other payments made to government authorities or third parties may be non-refundable.
